The first snowfall shows at once what autumn left unfinished. Preparation happens while the ground is still visible, not when the sleet is already slippery.
What needs to be ready before the first snowfall?
Paths clear of leaves, grit by the door or in an agreed place, and someone who knows they are the one to go out. The rescue route has to stay drivable even when snow piles at the edges. If the grit is locked in a store that only one resident can open, the morning is spent looking for it. Snow does not wait for keys.
Can the leaves stay under the snow?
A thin layer on the lawn will break down in time. A thick wet mat on the path freezes slippery as soon as snow presses it down. You will not rake it out of the snow later. Get the leaves off the routes before the first fall. A tidy lawn is secondary. People walking are not.
What about gutters and drains?
A blocked gutter and a leafy storm drain freeze. Water finds another route, often into the wall or onto the path, and ice does the winter damage. Check the gutter, the downpipe and the drain grate now. In January you cannot see them under the snow, and a ladder on ice is a poor tool. If the gutter is high, this is not a resident's evening job.
What should a housing company agree in advance?
Who ploughs, who grits, and which number to call at two in the morning when ice drops from the eaves in front of the door. If that is agreed only after the first icy morning, the yard has already been unsafe. Write down the snow limit too, and whether roof snow is in the agreement or a separate call-out. Snow removal and winter maintenance is worth locking in before the drivers are tied up on other yards.
When should the work be handed on?
When the yard is large, the eaves are high, or last winter depended on one person who was away on the worst morning. One named contractor and an on-call number matter more in a housing company than a board that can shovel. On a house, a short path can still be your own job.
What can wait?
An empty roof does not need to be cleared just in case. It is enough that the route, the grit, and the responsibility are clear before the snow. Clearing happens when there is actually a load. An unnecessary visit on the roof does not make the yard safer. A clear agreement does.
